Standard Estimated Closing Costs

Attorney Fee:

Complimentary legal representation is provided in the course of the standard closing services set forth below.

Title Search Fee:

$200.00 (with typical $100 title search invoiced by our title insurer)

Miscellaneous Closing Costs:

$25-$50 for code violation search if in Collier County
$40 for electronic file scanning & document storage
$60 estimated for courier & overnight deliveries, if required
$350 for closing your mortgage, if you obtain a mortgage

Owner’s Title Insurance:

Florida’s standard promulgated rate is:
$5.75 per $1,000 of sales price of 1st $100,000 of price;
$5.00 per $1,000 of price from $100,000 to $1,000,000;
$3.00 per $1,000 of price from $1,000,000 to 10,000,000

Reduced by Our Title Insurance Rebates:

We offer our buyer a voluntary rebate (discount) from the above Florida promulgated title insurance rates:
* 2% if sales price is under $500,000
* 3% if sales price is $500,000 to $700,000
* 4% if sales price is $700,000 to $1,500,000
* 5% if sales price is $1,500,000 to $3,000,000
* 7% if sales price $3,000,000 to $5,000,000
* 10% if sales price $5,000,000 to $7,000,000
* 20% if sales price $7,000,000 to $10,000,000
* 30% if sales price $10,000,000 +
* OR if available, buyers will receive a larger discount for the Florida "reissue rate" if the seller's title policy is less than 3 years old.

NOTE: Due to the fixed costs of providing the above closing and title services in certain lower-price transactions, please understand that our minimum total charges for the above services will be $1,000.

Lender's Title Insurance:

If you are obtaining a mortgage, $25 for lender's title policy, plus any lender-required title policy endorsements.

Property Survey:

Unless the property is a condo unit, typically $300 for a survey and if applicable, $125 for a flood elevation certificate if the property is in a flood zone. The latter is required for you to obtain flood insurance coverage. Surveys of larger or complex parcels may be more.

Deed Recording Fee:

$10 to $27 clerk's fee for recording your deed.

Mortgage-Related Charges:

If you are obtaining a mortgage, lenders must separately disclose your fees, costs & recording taxes for any mortgage.
